The JBC West office of the John Buck Company opened in San Francisco in 2015. Led by Principal, Ben Kochalski, the current team of 14 design, construction and investments professionals is responsible for managing roughly $2 billion of real estate including the Park Tower office and One Steuart Lane condominium developments. With the raising of the firm’s most recent fund, JBC West is actively pursuing new opportunities throughout the region for ground up development and investment in existing properties. The team has doubled in the last year and looks forward to further growth as it expands the company's western portfolio.

 

Responsibilities

The Assistant Project Manager will be responsible for the management of the design and construction of a significant luxury condo development (One Steuart Lane). This individual will assist with all phases of the development from preconstruction to occupancy. Key responsibilities will include management of the permitting process and oversight of the project budgets and schedule. He or she will have day-to-day interaction with the project Owners and Investors, the design and construction team, and various city and state agencies throughout various phases of the project.

 

Successful completion of this high visibility project will likely lead to other projects and responsibilities with this established real estate development and management company.

 

Additional responsibilities include involvement in the management of all phases of the development, including: preconstruction, permitting, consultant and contractor selection, core and shell construction, interior finishes and tenant improvements, marketing, and project close out. Based on his or her previous project management experience, education, and degree of real estate design and construction sophistication, this individual will:

 

  1. Coordinate and/or participate as needed in the creation and management of such project control tools as budget, schedules, trend logs, value engineering logs, risk registers, and unit turnover logs etc.

  2. Track the deliverables from the design team, consultants and general contractor and follow up on missed deadlines.

  3. Provide document control for the stakeholders.

  4. Provide project file(s) management.

  5. Liaison with the reprographics and printing companies.

  6. Attend meetings as requested and as required.

  7. Provide meeting minutes where required.

  8. Support the Senior Vice President and Senior Project Manager in their duties.

  9. Coordinate project close-out including but not limited to obtaining close-out documents, executed punchlists, certificates of occupancy, guarantees, and warranty management.

  10. Perform other project management duties as necessary.

 

Qualifications

This individual must be well organized, as well as a precise and tactful written and spoken communicator. He or she should be fluent in Word, Excel, Outlook, and scheduling software such as Primavera and Microsoft Project. Prior experience in bringing a high-rise residential and/or office development out of the ground through completion, including tenant improvement and/or interior finishes is highly preferred; that experience may have been with a developer, respected contractor, or architect.

 

The Project Manager must possess the following minimum qualifications to successfully perform the duties of the job:

  1. Undergraduate degree in Architecture, Engineering, Construction Management, or equivalent.

  2. Three to Five years experience in real estate project management with a general contractor, developer or consultant.

  3. Highly organized with experience in document control.

  4. Experience with the construction and delivery of large-scale, complex, high-end, urban residential, office and/ or mixed-use projects.

  5. Experience with City agencies, permitting, utilities, and inspections departments.

  6. Superior written and computer proficiency skills to document communications with project team members, and project stakeholders including partners and outside vendors, and local authorities.
