Description: Our goal is to turn housing into an essential commodity, enabling equal access to jobs and education regardless of economic or family background. We do this by building MacroUnits which are Affordable/Adaptable/Personalized Homes. 

 

In cities everywhere people are struggling to find affordable housing near where they want to learn, work or play. This is where oWOW comes in. 

 

We are building MacroUnits, flexible  1-2-3-4 bedrooms apartments that feature efficient space design, magic walls, along with advanced software to fill the units.    We are a vertically integrated development company from acquisition to operation and active in the market. We do everything from acquisitions, entitlements, construction, property management, software, and prototyping new unit designs or software designs to fill the units. 

 

We are looking for a Senior Construction Project Manager:

 

The  Senior Project Manager (PM) assumes accountability for project results through accurate and timely estimating, cost control and forecasting. The PM sets team standards and responsibilities and provides leadership/motivation to drive toward successful completion of the project. This position consults with the appropriate experts to target and achieve results, set challenging goals, and prioritizes tasks to overcome obstacles. 

 

The Senior Project Manager is the ultimate authority in charge to complete the construction of the development on time and on budget. The Senior Project Manager will lead the team and will lead multiple projects at one. 

 

What You'll be doing 


As a  Senior Project Manager, you serve as the company interface between the Development and Construction teams and are responsible for developing leadership, motivation and communication with owners, subcontractors, and project teams.

  • Manage and publish the project schedule on a regular basis.

  • Procure subcontractors by preparing RFP’s and evaluating proposals to make final subcontractor selection and buyout to ensure timely execution of the “Work”.

  • Negotiate and prepare subcontractor scope of work documents to prevent scope gaps or overlap.

  • Control the budget associated with the project and negotiate best pricing.

  • Write and distribute bid packages that clearly define the project’s scope and general provisions.

  • Negotiate contracts and subcontracts, purchase order agreements, and cost control budgets.

  • Mitigate risk 

  • Focus on safety, continuous improvement, and innovation in all you do.

  • Ensure accurate and timely reporting of RFIs, change management logs, 3-week schedules, quality program, submittal and procurement logs, MPR and other related reports.

  • Hold others accountable in a clear and consistent manner to meet timely commitments.

  • Manage subcontractors and consultants to ensure they meet timely commitments.

  • Effectively communicate to get results from project team members, escalating critical issues to supervisor when appropriate.

  • Ensure that all permanent materials are on the project when required.

  • Complete owner billings and process of subcontractor payments in accordance with the contract.

  • Execute the internal and external change management process.

  • Ensure effective communication with all appropriate parties.

  • Assemble, distribute, and track document packages through the life of the project. 

 

People Leadership:

  • Set expectations and provide guidance to direct reports and team members.

  • Conduct regular check-ins to provide feedback or course correct.

We want someone that is excited by challenges, is a doer and not a talker; comes with solutions and not excuses. Figures out how we will get something done instead of why we cannot get it done. Focuses on constant improvement, and exhibits a bold/driven/resilient personality.  We are looking for somebody with 5-10 years of experience that can lead others but will also roll up their sleeves to produce work. 

 

 

Requirements

5-10 Years of Experience from an established General Construction Firm.

 

Has relationships with local subcontractors 

 

Has been a superintendent at one point in career or has relationship with a top flight super to bring on board.
