Position

 

The Project Manager reports directly to Director of Construction/Development with project- specific reporting determined at time of project assignment. The Project Manager is  responsible for managing the design, entitlement, and/or construction of development projects. The PM has final responsibility to manage day to day execution of development projects for the Company including:

 

  • Full Life Project Life Cycle Ownership

    • Public approval process including planning applications, CEQA

    • Produce reports and presentations for investment partners.

    • Coordinate ownership decisions during design and approval process.

    • Manage closeout process.

  • Manage Resources, Schedules, Financial

    • Budgeting

    • Prepare schedules

    • Loan draw process

  • Manage Project Scope and Changes

 

Key Responsibilities

 

  • Responsible for the day-to-day execution of development and/or construction projects.

  • Take initiative in the strategic approach to development projects.

  • Manage project managers and/or project coordinators assigned to development team.

  • Manage the selection of the design and construction consultant teams.

  • Meet with design and construction teams to establish design criteria.

  • Manage designers, consultants, and general contractor on all aspects of project documentation and approvals.

  • Review and analyze drawing packages and construction cost estimates.

  • Create and implement project schedules and budgets.

  • Manage the day-to-day public approval process including planning applications, CEQA analysis, design review and other jurisdictional approvals.

  • Prepare RFPs, conduct bid interviews, develop proposal comparisons, prepare contracts and agreements.

  • Coordinate ownership decisions during design and approval process.

  • Oversee the preparation of draw packages, including review and approval of vendor invoices, cash flow projections, and investor reporting.

  • Organize and facilitate project meetings (design meetings, OAC meetings, meetings with city staff, etc.,) prepare agendas, oversee the keeping of meeting minutes and manage follow up.

  • Manage project close-out.

  • Produce reports and presentations for investment partners.

  • Support acquisition, community outreach, and marketing aspects of the development.

  • Build and foster relationships to support projects and potential leads.

 

Qualifications​

  • Have 5+ years of experience in real estate development.

  • Bachelor’s degree in (a) construction management, (b) civil or structural engineering, (c) architecture, (d) business administration, or related field.

  • Master’s degree preferred in (a) business administration, (b) real estate development, or related field.

  • Must fit in with the small to medium sized Development company culture, with a “can do” attitude!
